Quick Summary: 1915-1920's build home on a large corner block with slight potential for a second dwelling. Has been in the same family for decades and internal updates have been undertaken that look to enable the home to be leased as is but still offer potential for value add down the track if desired. located in our core search region and offering character both internally and externally.

 

Why We Might Like It: Location, land size and future potential for value add, however with an apparent presentation and condition that would comfortably enable the property to be leased.

 

Watch Outs: Wet areas and kitchen are in a lean-to extension which may limit usable space and connectivity to the remainder of the floor-plan. Any potential road noise or traffic impact due to proximity to Sir Donald Bradman Drive and the Hilton shopping precinct.

This home is a modern construction (2012) which has been built respectful of the local historical architecture style. It seems to present very well with 3 good size bedrooms, master with walk in robe and shared access to the main bathroom which includes a bath. The rear yard area is smaller but includes a lawn section and looks to be easy maintenance. The location is close to the industrial sector of Richmond but also means easy walking access to the local shopping and restaurant precinct. Our inspection will determine the traffic and overall quality of the location.

Although this property presents well internally and has good tenants in place paying reasonable rent, the location of this home within Thebarton is highly undesirable. There is also a very poorly kept property immediately next door that will impact future value and prospective tenants. As a result, we have determined not to proceed with this property.

This is the original home of a more recent subdivision that has been renovated to sell. The location within Richmond is a reasonable distance from desirable amenities and the renovation of the property itself is of a basic standard, this is the determining factor behind our decision to not pursue this property further.

This property has been on the market for 134 days and went to auction on 04.09.2019 with a guide of $675K. The price has recently been adjusted, however the advertised guide is still "contact agent". The home looks to present very well and maintains much of its period character. The property is the original home on an early subdivision and maintained a generous land size at 511sqm. Its location is good, on a side street, off a main road which provides very quick level access to the local shopping precinct.

Next Steps:

The agent is having issues being able to provide access to this property due to the circumstances surrounding the vendor. We will continue to work with the agent to be able to inspect.
