The next step in the process is to engage a property manager to jump on board and assist with the leasing of your property.
For your property, I have engaged with two companies and also presented the proposals you have sourced. This will give you a good feel for the general costs and terms in the Brisbane market.
We currently have properties under management with Living Here in Paddington, Aspley and Wavell Heights. They do a great job and below is more information on our preferred partner, Living Here.
8% + GST management fee
Living Here is fast to respond, reliable, undertake thorough due-diligence on tenants, undertake regularly property inspections and have very accurate record keeping
We have recently been working with Living Here on an insurance claim for a property in Paddington that they handled excellently.
We are working towards a rental return of $480/wk.
Approval of Property Manager - Wednesday, 13/02
Complete the required paperwork - Friday 14/02
Advertise the property for lease/open homes - Monday 18/02
Settlement - Monday, 11/3
Pre-tenant clean - Tuesday, 12/03
Property management inventory check - Tuesday 12/03
Available for the tenant to move in - Tuesday, 12/03
