So What Happens Next?

Congratulations again on your purchase!  


We will chat in detail, however, the below is to set the framework between now and settlement.

  • Leeanne has the executed contract, your required paperwork and has commenced the finance process, this will include; 

    • HSBC will order a bank valuation 

    • HSBC will make the loan unconditional 

    • Leeanne will supply the loan documents for signing

      • These will need to be printed, physical signed and sent back to Leeanne

        • The finance special condition expires on Wednesday 20th at 5pm.    




  • Ramsden Lawyers will shortly be working with the vendor's solicitor on exchange/settlement. I will work with the appointed conveyancer on this and keep you in the loop

  • You will need to complete the required purchasing forms;

    • Client authorisation to settle the purchase via PEXA, the digital settlements platform

    • Verification of identity form (needs to be manually signed at the Australian embassy in Abu Dhabi)

    • Queensland transfer duties statement from 

    • Land tax absentee notification 

      • These forms will be sent in the next couple of weeks and we can discuss them in detail when the time comes

  • A few days prior to settlement Ramsden Lawyers will provide a disbursements sheet, which will include the final payments i.e stamp duty, adjustments etc. I'll coordinate this with Ramsden Lawyers and share for your review/approval when the time comes

  • Once the settlement sheet is approved Ramsden Lawyers will work with Leeanne to ensure the required funds are ready for settlement. They will then distribute to the correct people as required

  • Settlement will occur on Monday 11th of March 2019 (usually at 3pm)

    • The cooling off period expires this coming Wednesday 13th at 5pm

  • I know you all of the above ;).




  • In Queensland, the insurance liability rests with the purchaser at exchange. We will need a policy in place from this coming Wednesday 13th at 5pm when the cooling off period ends.

    • Will you get a quote from HSBC again? I can also provide quotes if you like? 


Building & Pest Report:


  • We have booked our team in for this Saturday 9th

    • I am to have the full review to you this coming Monday 11th

      • The building and pest special condition expires this coming Wednesday 13th at 5pm.   


Pre-Settlement Inspection: 


  • Richie will conduct this on Thursday 7th of March 2019. This is to ensure we're happy the property is in the same condition as it was on exchange. 


Property Management: 


  • By Tuesday 12th, I'll have the property managers to you for review and approval. We can then start the tenant process.   


Full Property Due Diligence: 


  • This coming Monday 11th I will provide a link to the full due-diligence of the property for your review.
