Our Thoughts

 

This property is located a stone's throw from 8 Doorey that we previously viewed and discussed. It's a corner block and backs onto the park. Like 8 Doorey, the train station is close, however, as it's the station and not the tracks, trains are slow in their approach and therefore the noise is not very loud (but you can absolutely hear it). Given it's on a corner block and positioned to the front of the block, it allows for a nice large rear yard. The owners have remodelled the home and this is reflective of our suggestion on Booker Ave. They have converted the front lounge area to a bedroom and opened up the rear of the home (living, kitchen and dining zone) which backs onto the deck. They have fitted out the under house zone and this can be used as a study or an unofficial bedroom. The rear yard is large and presents plenty of potential to extend in the future. 
 
My only negative is the property doesn't have a clear entry point and the front door is on the deck. Ultimately, however, this is not a deal breaker.
